A photo-first instrument for realtors. Capture the property, the tenant signs from their phone, the PDF is filed before you lock the door.
Section II
Three movements. Each takes a minute. The product is a legal record you would be proud to show a judge.
Walk the property with the camera. Every room, every corner. A checklist runs alongside to catch what the lens misses.
Safety devices, meter readings, key counts — each woven into the same walkthrough. Photograph first, confirm after. The phone moves faster than a clipboard.
Photos are sorted into rooms automatically. Condition ratings are proposed from each frame.
A pre-fill, not a final word. Adjust in seconds. The AI is a junior associate — clever, but it defers.
Send a link. The tenant signs on their phone — no app, no account required. The PDF is timestamped and emailed to all parties.
No printer. No round-trip. The deposit conversation arrives with the document already attached.
We used to spend an evening on each move-out. Now we leave the property with the PDF already filed.
Section III
A working list of what comes in the box.
Photos in any order. Walk each room, capture everything. The app assembles the record around the shots.
Photos resolve into rooms in under a minute. Condition is proposed from each frame; you confirm.
A single secure link. Timestamped. The tenant signs on their phone — no app, no account, no printer.
Side-by-side photo compare with damage highlighted. The conversation arrives with the evidence.
Every inspection becomes a signed PDF — delivered by email to all parties and available to download at any time.
Add every name on the lease. Each receives a private signing link. All signatures land on the same document.

Section VI
What realtors and landlords ask before the first walkthrough.
It is a photo-first inspection app for realtors, property managers, and landlords. You walk the property with your phone, AI sorts the photos into rooms and proposes condition ratings, the tenant signs from a secure link, and a timestamped, signed PDF reaches every party.
No. Each tenant receives a private link and signs from their own phone in the browser. There is nothing to install and no account to make.
The signing flow is built around the ESIGN Act and eIDAS: consent, intent, and a timestamped record kept with the document. The signed PDF is emailed to everyone, so each party holds the same dated copy.
Photograph the property at move-in to set the baseline, then again at move-out. Final Walk-Through places the two side by side, room by room, and highlights what changed so damage is plain to see — and to defend.
That is the point. Every photo carries a timestamp, the condition is rated and signed by the tenant, and the record arrives as a single PDF. It is the kind of dated, agreed evidence that holds up when a deposit is questioned.
It reads your photos, sorts them into the right rooms, and proposes a condition rating for each. You stay in control — review, adjust, and confirm. The AI removes the sorting and typing, not your judgment.
Yes. A lease can hold several tenants, and each receives a private signing link. The report is complete once everyone has signed, and all of them receive the final PDF.
Solo is $19 a month — unlimited inspections, AI photo sorting and damage detection, signed PDFs, multi-tenant signing, and move-in/move-out comparison. A Brokerage plan with shared workspaces and white-label reports is coming. Every account starts with a 14-day free trial, no card required.
Yes. Agents use it to record the condition of a home at the final walk-through — agreed repairs, working fixtures, what stays and what goes — with dated photos and a signed record for the file. The same tool that documents a rental documents a sale.
Section VII
